Arrived at customers home for a slow drain. Found the drain lines to be poorly done and that’s what’s causing issue gave customer estimate for fix. Customer also had a couple of issues going on she wanted to address gave separate estiMates for the work.

Found burner locked out. Reset and tried to relit. System would lite hen shut off shortly after. Tried jumping the cad cell eye out and the burner ran. Turned the air band down to richen the flame and the system stayed running. Took a smoke test after the adjustment.

Completed annual clean and service of one oil fired boiler. Found boiler room flooded upon arrival. Upon further investigation found that the expansion tank had failed and relief valve was leaking. Found air vent and relief valve also heavily corroded. Made all necessary repairs and tested system several times. Performed combustion analysis and smoke test. No further issues to report at this time of service.

Cleaned and serviced one oil fired furnace with MA. Changed filter nozzle and strainer, brushed heat exchanger and flue pipe, inspected blower wheel tested blower motor capacitor which tested in range, left 24x24x1 return filter for customer, took smoke test which system burning clean, and also took combustion and efficiency test which everything looked good. System operational and working. Customer signed up for maintenance agreement for 1 oil and 1 AC.

Found ductless heat pump on back porch making vibrating noise during run cycle. Fan guard vibrating. Checked fan blades for for objects, found none. Tightened fan guard and checked for noise.

Arrived at customers home or a estimate on 4 bathroom renovations. Customer wants to Stewart with master and bathroom on the first floor. Will be in touch with estimate.

Customer had new Trane heat pump installed in June 2020. When he came home from Cape Cod last Tuesday the 22nd he found his emergency heat on. Customer had the same company come back to look at it and said it may be the eev valve or control boards. The indoor unit does come on and does work but upstairs there are many things that are not right. The condensate drain does not have a full trap on it, the secondary pan is connected into the primary pan drain so the spill switch will never go off. The braze spots on the line set are very messy. All the supply and return collars are almost falling off and not taped on properly. After going over the indoor unit the outdoor unit was found off, by pushing in he contactor I was able to get the unit running, there is no low voltage coming outside to power the condenser. Also the condenser coil does have some damage to it in areas, the rating plate was burnt off by the brazing done to it and the wiring was left in a loose bundle under some electri

Upon arrival folkes home services found kitchen sink to be clogged. Folkes home services cabled drain and cleared drain drain is now draining properly.

Upon arrival folkes home services found pipe disconnect under drawl space. Folkes also found that crawl space has sewage and standing water. Customer will have standing water removed and will contact us to fix broken pipe.

Performed 2 ac systems under MA for new install and 2 systems with no contract. Checked pressures, cleared drains, checked and cleaned off coils, checked delta Ts, checked capacitors and contactors. wrote estimate to replace contactor for administrative building system, management will contact us at later date to give approval to replace part. Customer said fan wasn’t coming on this afternoon and wasn’t maintain temperature. Looked over unit changed Merv filter 20x20x4 which was pretty dirty, inside air handler looked good, tested pressures which were normal, went over thermostat with customer. System operational and working as it should. Please mail invoice to customer.

Found the blower not coming on, tested the board found it was good, thought it was the blower until I found a temperature switch in line with the cool wire on the blower. The switch is not needed on the system so I spliced the wires and connected them, the system worked good after that.

Performed annual maintenance on air conditioning system. Changed one Merv Filter customer provided. Checked blower wheel which was clean, cleared drain lines, and tested blower capacitor which tested fine. At the condenser outside checked pressures and temperatures, also tested capacitor at outside unit which tested fine. System operational ready for summer.

Re wired zoning for proper operating. Moved Digital air temperature sensor from return to supply duct. Pressure tested, evacuated and opened valves on both ductless heat pump and central air system. Corrected wiring for condenser at zoning panel and configured thermostats for cooling. Checked all systems in heating and cool modes.

Found heat pump locked out on short cycle lockout again. Reset system and found that after 20mins high side pressure is getting to 600psi and system cycling on/off on high pressure switch. Checked filter, ductwork and air flow. Spoke to manufacturer rep., system may be overcharged. Removed charge and and put back in factory charge. Also couch in downstairs living room blocking first floor return.
