Performed annual AC tuneup. Tested unit. System operational. Recommend UV light.
Ac tune up. Cleared trap and drain line. Inspected coil and blower motor, no signs of bacterial growth or debris on coil or motor. Tested blower capacitor. Took temperature split reading. Took outdoor pressures and tested all components. System running normally
Ac tune up 3 indoor heads and one condenser. Cleaned filters and coils. took temperature readings. Cleared drains. Took pressures and tested condenser. System operating normally.
System was thawed out upon arrival, tenant said it would work for a little then air would flow would drop dramatically, what was happening was coil was freezing over inside and blocking air flow, upon arrival checked pressures low side at 32 psi and high side at 132 SH 70 SC -2.3. Filter was changed last visit, all supply vents open, recharged system with 2 pounds 8.50 ounces, rechecked pressures 70/180 SH15.4, SC 11.8. Delta t at unit was 20 degrees, and inside home delta t at 17. Spoke with landlord who gave us the ok to do the repairs office has CC info for billing, also spoke to him about unit being obsolete so no guarantee on how long charge will last. Also checked joints what I could see with electronic leak detector which I did not find any leaks.
Installed 4 ton 18 seer Amana 2 stage heat limo condenser with 4 ton Amana air handler with variable speed blower and comfort bridge technology. New drain pan with float switch. Merv 11 air filter and return plenum. Re-connected to existing supply ductwork. Wrapped portion of supply trunk that was not insulated. New condensate drain plumbing, Honeywell T6 thermostat. Ac pad, line cover, lineset and wiring, new low voltage wiring and new switch at air handler. Installed surge protector at outdoor unit. Started and tested.
Completed annual maintenance on air conditioning system with MA.
Removed and cleaned the blower wheel. Also cleaned the filters they were plugged. Put system back together and tested operation.
Customer says unit not cooling, had air flow through vents, went to condenser tested capacitor which tested in range, rewired capacitor to unit was disconnected, fired unit. And only fan came on no compressor, tried installing g hard start kit to jump start compressor still nothing. Tested leads on compressor itself and found open windings on compressor. System is from 1992 and has R22 which they do not manufacture anymore. Customer would like estimate for residential replacement for first floor and to install mini split system for second floor.
Customer was concerned about second floor not keeping up to temperature, second floor was 84 degrees yesterday, little air flow coming through vents due to plugged return filter replaced with 14x30x1 filter, went to condenser to check pressures 70/266 SH 3.5 SC 23. Everything looked good pressure wise, did noticed outdoor coil crumbling away unit is 21 years old, had a conversation with customer informing them about R22 products are obsolete, also customer turned system on in afternoon at peak of heat. Explained to set thermostat midway so it wonâ€™t work too hard on hot days. Customer is going to call at the end of aqua gust and schedule estimate for replacement of unit. Customer also signed up for maintenance agreement units havenâ€™t been serviced in awhile.
System was never turned off upon arrival very little air flow coming from vents but air handler working went outside to find condenser compressor frozen solid as well asl suction line, system is 23 years old with R22. Customer needs estimate for residential replacement customer is elderly and has no AC.
Coil and compressor completely frozen, turned AC off but left fan running to thaw out coil, also air filter completely plugged had a washable filter in unit, system sits on top of a low boy oil furnace system needs as much air as possible. Put a 30 day filter inside unit for now will need to be changed regularly. Told customer what to do if happens again in which we may need to come back out and asses situation of freezing up. Office has credit card for billing landlord. Mail invoice to customer
Customer stated the ac was blowing but not cold air. Found the disconnect off, the customer was out of the house for over a year. Turned it on and the system started to work properly. Checked pressures and temperatures.
Checked pressures, pressures on units were fine, found blower wheels To be heavily caked with dust and debris. Cleaned the blower wheel and inside of mini split unit. Tested unit. System operational. Recommend cleaning master bedroom indoor unit, also recommend UV light

Completed annual maintenance on four AC systems, two rooftop units and two condensers with air handlers, cleared all condensate traps, hosed down all coils, tested all capacitors replaced capacitor at office building condenser, changed return filters, cleaned indoor coils, took Delta T readings which were all normal ranging from 17 to 22 degrees, tested all pressures which were normal, will need to bill customer as per LK.
Found low airflow to first floor. Found air filter100% plugged. Replace customer supplied filter. Checked pressure and temperature, evaporator coil is clean. Recommended annual service. Second floor doesnâ€™t work. Customer did not want looked at today.
installed 4 ton 16 seer Amana ac condenser with 4 ton air handler with ECM blower. New ac pad, linehide, line set and low voltage wiring to condenser. new trap and re connected to existing drain and tested. New drain pan with float switch, merv 11 air filter, return plenum and collar.
Ac tune up. Cleared drain line, checked coil, blower motor and capacitor, took temperatures, tested pressures, contactor, capacitor, compressor and fan. System is running normally.
Performed ac tune up. Replaced weak capacitor and installed new uv light.
System operational, found TXV not metering refrigerant properly on heat pump mode, part is no longer available due to system being an r-22 unit (parts have been discontinued), Recommend residential replacement.
Found primary control tripped on hard lockout. Reset and found boiler smoking and primary locking out after 45 sec. Opened boiler and found to be sooted due to not enough air to burner. Cleaned boiler, replaced nozzle and set up burner with combustion test kit.
Arrived and found burner locked out, reset and system ran for 5 seconds then shut down. This was the same issue as before. Turned the burner air band down slightly and the system ran fine. Tested the ohms from the primary control and they are at 300 ohms. If this happens again we may have to replace the primary control.
Arrived and performed ac tune up x3. Pulled apart 3 head units to clean the blower wheels and filters. Customer said they werenâ€™t performing good and were never serviced really. Found a lot of dust on the filters and blower wheels. After cleaning everything, put components back and tested the system. No issues to report.
