Installed UV system and Pure Air Electronic Filter. Performed gas cleaning. System operating normally.
Performed gas cleaning. Cleaned flame sensor, checked heat exchanger, blower wheel and capacitor, pressure switches, burners, condensate pump, thermostats and zones, zone panel, replaced filter. System operating normally. Customer is interested in Air Quality Packages regarding uv light, electronic filter and duct cleaning, sent estimates for individual prices as well as prices for air quality packages, customer will go over estimates and reach out to office.
Gas cleaning. Checked heat exchanger, blower motor capacitor, thermostats, zone dampers, zone board, pressure switches, flame sensor. Replaced blower motor capacitor. System is operating normally.
Leaned and serviced one oil boiler. Brushed and vacuumed heat combustion chamber, changed filter,nozzle,strainer. Looked at all water components no leaks at this time. Temperature gauge broken but customer aware of issue. All electronic controls tested and looked fine. Took a combustion test and everything looked normal, no smoke from chimney. System operational and working. Customer renewed maintenance agreement and emailed invoice to customer.
Completed replacement of condensation drain pan. Pressure tested, evacuated and checked system running pressures and temperatures. Customer purchased maintenance agreement on ac system to be done next spring. Applied MA discount to job per instructions.
Cleaned and serviced gas furnace, replaced the air filter, checked all components and tested system. No issues to report at this time.

Cleaned and serviced oil boiler, checked all components, changed the filter, strainer and nozzle. Brushed and vacuumed inside of boiler. No issues to report at this time.
Tune up on Heat Pump system. Checked blower, cleared drain, checked condensate pump, tested blower and compressor capacitor, inspected contactor, took pressures on heat and ac mode. Checked thermostat and wiring. System is working normally at this time.
Clean and service Gas
Completed annual maintenance on gas furnace.
Replaced Failing condenser fan motor. Checked capacitor, pressures, filter and temperatures.
Performed annual maintenance on air conditioning system. Customer just changed return filter 20x25x4. Cleaned inside coil, tested capacitor which tested normal, blower amp readings normal, at condenser tested pressures which were normal, replaced contactor, system is operational and working. Please mail invoice to customer.

Tried to balance rooms as best as I could adjusted dampers to give back bedrooms as much as air as possible due to customers have to sleep with fans at night. Told customer to try it and see what happens. The back bedroom is also the longest run going almost the whole length of the attic.
Found downstairs indoor unit not energizing. Upstairs indoor unit blower not energizing. And compressor starting and shutting down after 5 seconds. System has had extensive repairs with all control boards being replaced. With system still not operating. Recommended replacement due to extensive electric damage to equipment.
Need to replace primary evap coil pan. I put a follow up for in for DJ. Found crack in pan.
Completed annual ac tune up on one system. Cleaned both coils. Cleared drain lines. Tested contactor , capacitor and hard start kit. Checked all electrical components in air handler and condenser. Tested operation of thermostat. Took temperatures and pressures. System is 17 years old. Recommend to replace system, system runs rough. Also informed customer of r-22 phase out. No further issues to report at this time.
Clean and service Oil and AC Tune UP
Found loose fitting by firematic valve for oil Fired furnace, tightened, tested, system operational.
Found condenser cycling on/off on supply air sensor. Checked blower set up. Blower is set for 5 tons of cooling. Also checked first and second floor zoning dampers. Removed supply air sensor. Ran system through several cycles. Checked running pressures and temperatures. After two hours pressures remained at 110/286psi, sub cooling 14, superheat 7. Turned off supply temperature sensor. Checked txv sensing bulb. Is opening and closing with temperature changes. System is operating normally at this time.
Made adjustments to bypass damper in-order to help reduce noise, system operational.
Ac Tune up and installed UV light, tested, system operational
Found clogged drain and condenser shut off due to the spill switch, barely any water in pan, wiped up and replaced spill sensor, blew out drain and system is operating normally.
Installed Amana condenser with evaporator coil, new linset.
