Our old gas boiler unit needed replacement and Folkes was able to come out timely, provide a very reasonable price for a new unit and delivered space heaters so we weren't left out in the cold. Ac tune up on new install. Took pressures, checked capacitor, blower motor, contactor, fan and compressor. Cleared drain line. Took temperatures. Customer stated air was coming from evaporator coil cover, sealed cover with foil tape, also went over spots on supply and return plenum where tape was coming off and customer attempted to use duct tape as a quick fix, re taped with foil tape. System is operating normally.

Found water heater leaking from inside cabinet, insulation soaked at bottom of water heater, we installed water heater four years ago, hard weather is visible on unit and crackling noise on water heater, customer does have a water softener, took deposit for hot water heater and explained warrant process for how water heater to customer.

Ac tune up. Replaced filter, cleared drain, checked blower, coil, took pressures. System running normally. Customer is interested in UV/electronic filter. He will call office when he decides which option he will choose.

Arrived at home for ac tune up. Customer stated outdoor unit was not coming on and a humming sound. Found contactor completely burnt up. Replaced contactor, after replacing contactor only condenser fan would start up, compressor would not kick on. Tested capacitor and capacitor was reading in normal range. Attempted a hard start kit and units compressor would still not kick on. Pressures on low and high side were both at 73. System is r22 and from 1988, customer will have to replace unit. Will schedule comfort advisor appointment for customer.

Customer downstairs toilet flapper was bad and made toilet constantly run. Simply replaced flapper and adjusted fill valve and toilet was no longer constantly running.

Completed annual maintenance on air conditioning system. Changed return filter 14x30x1, cleaned indoor coil, tested blower motor capacitor, went to clear condensate trap and noticed trap had a big crack, replaced trap, all wiring looks good, took a delta T reading and had a 20 degree difference, at condenser tested pressures which were normal, tested capacitor which tested low rated for 45UF, reading at 35UF, contactor and out door coil in good shape, system operational and working.

No heat or hot water. Customers LWCO light on hyrdrostat IC is red and will not allow boiler to fire up. Pressure is at 15. Boiler was running earlier this morning when light went off but now light is back on and boiler will not fire. Attempted to readjust well sensor and light for lwco was still displayed on hyrdrostat. Read manual for hyrdrostat and there is no way to shut down LWCO. Customer did state that the town did flush his street and he was having brownish water come from faucets for a few days. We will return tomorrow to replace hydrostat and sensor.

Toilet leaks from the water thank , gaskets and screws between toilet water tank and toilet seat need to be replace , I install a tank to bowl gasket and hardware kit ,check for any leaks,and was working ok

Customer installed ecobee thermostat. Wire has broken off inside push connector. Wire won’t come out. Checked wiring for thermostat, o.k.. Customer wants to return thermostat and get himself a new one, will wire himself. Recommended hydro air handler/condenser replacement due to age and condition.

I arrived to customer home to diagnose a lose toilet, the toilet was lose and the flange was rotten completely, I explain to the customer that the flange needed to be replace , customer agreed so I proceed to remove and install the repair flange,add wax donut and reinstall the toilet in place

Came to customers home to find thermostat with blank display, changed batteries and display came back tested system turned on and off. Also customer was having a issue with hi shower with water just staying hot and can’t adjuste temperature possible mixing valve issue will need to send plumber to take a look.

I arrive to diagnose a leak in bathroom sink , I found two different leaks one in faucet steams and the second one is under sink in the main faucet assembly, customer wants to wait until she gets her own bathroom sink and faucet, she know that I didn’t perform any job and water will still be leaking until she gets the new one she will call back to install it when she gets the new one.
