Completed annual c/s on one gas fired furnace. Recommend duct cleaning blower and duct work heavily covered with dust.
Gave customer estimate to replace indirect water heater customer would line estimate for new boiler system including indirect water heater
Completed replacement of indoor blower motor and indoor control board. Cycled system and checked operation. Tested system in both heat and cooling modes.
Pilot not lit upon arrival, smelled gas as soon walking into home. Found main union hand tight by water heater leaking gas, tighten union and tested for leaks. Tested a few components and found spill switch defective after jumping out thermocouple. Replaced spill switch pilot lit tested system. Also put emergency shut offs for customer so she could shut things off if she has too.
Performed two oil cleanings, replaced the filter, strainer and nozzle on both the furnace and water heater. Brushed and vacuumed heat exchangers and took combustion readings. Performed ac tune up, the filter is pretty clean, left another filter. Checked pressures and overall operation of system. The furnace and air conditioner are in decent condition but are very old. The systems are still working and are still pretty efficient.
Found blower motor inside intermittently cycling on and off, called tech support and went through a few tests. Mitsubishi wants us to replace the indoor control board and blower motor. We will need to give pricing to customer and return to perform work. (Has $40 coupon)
New install warranty water leak. Found water stain on drop ceiling in basement, removed ceiling tile and found lineset insulation was ripped allowing condensation to drip onto drop ceiling causing a stain. Repaired insulation and let system run for 20 minutes with no condensation dripping from lineset. System is operating normally.
Ac tune up. Checked pressures, capacitors, contactors, cleared drain, delta t, blower wheel. Customer hears slight creaking noise in wall upon start up. Could possibly be line set in walls, no way to get access above building unit to see where line set is ran. Noise is faint for initial start up and then stops. System is operating normally.
System running upon arrival but not cold air being produced. Tested condenser capacitor which tested out of range, checked air filter for blockage, also checked coil to make sure it wasnâ€™t plugged. Replaced capacitor and system began cooling, also noticed system slightly over charged with high side pressure. Released some pressure and pressures tested normal. System operational and working.
Completed annual ac tune up on one system, took temperatures and pressures. Cleaned coils. Replaced on 16x20x1 filter. Cleared condensate line. No issues to report at this time. Also checked air flow coming out of vents. Did not find any issues with air flow.
Installed 10 of 3/4 copper pipe and removed a piece of board and tied loop back in,purged zone.checked for leaks and all working wel.
Performed ac tune up x2, checked all components, washed coils tested pressures and replaced filters. Replaced all IAQ bulbs and filters.
Installed Amana air handlers with Amana condenser new refrigeration pipes, emergency drain pan, Honeywell media filter, 16x20 and 20x20, new T6 thermostats, reconnected condensate pipe to existing drain, wiring as needed, new return plenum and transition pieces to reconnect to existing duct.

Looked over systems, 1st floor system is empty on refrigerant, it uses r22, the second floor system is about 1.5-2lbs low on refrigerant as well. Went over the r22 issue with the customer, he would like an estimate for two replacement units.
No heat due to bad gas valve needs to be replaced. Also drip leg on gas leg not properly installed. Call to collect payment

Located leak but could not locate source. Shut down house well system leak continued. Leak is pressurized and believe it may be something to do with neighbors water need to contact neighbor.
Found spill switch tripped and pilot out. On going problem with tripping spill switches. One switch failed, will not reset. Furnace next to water, pulling return air 3 ft. from water heater causing negative draft. Recommended having chimney company look at existing flue witch is only 2 ft. Off the ground. Power venter is possible, but difficult installation. Need to return and replace failed pressure switch.
Customer changes her own filter which is located inside the unit. To change the filter she has to take the bottom door off. When put back it seems the door wasnâ€™t making a good contact with the door switch. Secured the door better and the unit is operating properly. Performed gas cleaning with the maintenance agreement, found a weak capacitor. Recommended to replace it. Changed capacitor and unit is operating properly.
Cleaned and serviced oil furnace, replaced the filter, strainer and nozzle. Brushed inside and took a combustion test. The burner does need a new transformer the current one has a weak spark. Gave customer an estimate.

Completed annual maintenance on oil boiler. Need to follow up with customer regarding duct work for stove. And need to set appointment for water testing.
Clean and service sooted Boiler, call back Noah, system not adjusted properly at air band and shutter, pump pressure incorrect and, also found wrong size nozzle, corrected, tested, system operational, did combustion test and smoke test.
Customer stated she was using a lot of oil found the burner not running efficiently, found burnt electrodes and a very dirty nozzle. Replaced both and adjusted the burner.
