I will make sure not to use Folkes again. I asked for oil burner service and diagnostic with 3 valves replacement. It took all day (8am -9pm) and three technicians with flooded basement to complete the task! I was misdiagnosed by first two technicians and charged for the part that didn’t need to be replaced! Waste of time and money! To think I was about to hire them to do my central AC instal!

I was pleasantly surprised by the response I received when I called with an A/C problem at 4 PM on a hot afternoon. It was like I was the first one to call with a problem. I was kept informed and was back in business within 2 hours. What could be better than that?
Arrived at customers house for a leak. Found no active leaks or leaks coming from any drains. Advised customer that it possibly is coming from the boiler on the opposite side of wall from basement bathroom. Advised customer if it happens again to call and ask for a heating tech.
Cleaned and serviced one gas boiler. Also finished booking up customers thermostat for her and tested all three zones everything operational and working at this time. Customer signed up for maintenance agreement.
Boiler temp was set to high (220degrees), hot water on indirect was set to 140, adjusted temperature to 120 at indirect, and adjusted boiler temp to 170, also found leaking air vent, replaced, and also pressure to high in boiler, adjusted at feeder valve, tested all zones, system operational.
Clean and service Oil with MA
C/S Oil Boiler. Replaced filter strainer and nozzle, cleaned electrodes, checked cad cell eye, transformer. Cleaned and vacuumed chamber and flue. Took combustion test. System operating normally.

Need to comeback before insulation to run tstat wire for 1st floor, run lineset, finish supply trunk(bring about 8â€™ of 12â€ flex) duct test ductwork and wrap ducts above the unit,
Showed customer how to use shower
Completed annual c/s of one gas fired boiler.
No heat 1st Floor and 2nd Floor due to bad zone valves, also found antifreeze levels diluted in boiler, replaced parts, and added antifreeze, purged, tested, system operational
Arrived and found no power going to the boiler, tested switches and inside junction boxes. Found no power coming from the breaker to the switch. Customer will need to have an electrician look into the breaker panel and see if the breaker is bad or even the wire coming from the panel is broken.
Low voltage fuse in air handler shorting intermittently only when in heat mode. Replaced 3 amp fuse and ran system in heat mode. Cycled system on/off several times. Fuse did not blow. Found W wire in condenser not capped off and touching against low voltage junction box. This would short when heat pump goes into defrost cycle. Capped wire. Inspected rest of low voltage wiring did not see any further problems.
Clean and service Oil with MA
Arrived and found no power to the boiler, went through all switches to trace power from the breaker back to a junction box on the wall before the boiler switch. The junction box has 120v coming then it goes through a switch for the generator then out to the switch for the boiler. I found the switch on the generator outlet was off. Switched it on and the boiler started running. Customer said he may have hit it by accident.
Arrived at customers home to water jet customers home. We were here on Sunday night and cabled the line. After jetting the line still could clear the line. Advised customer we should put a cleanout closer to the clog. After cutting the line open we exposed the pipe underground where it tied into the stack and found that there was a house trap and that was causing the issue advised customer he would not be charged for the cleanout but would be charged a diagnostic fee for the additional work and finding house trap. The house trap was completely buried. Cleared house trap. And tested the line. All is good at this time.
Performed gas cleaning. Heat exchanger good, inducer motor and blower motor good. Blower capacitor and pressure switches good. Cleaned and tested flame sensor. Condensate pump is good. Replaced filter. System is operating normally at this time.
Arrived and found air handler not running. Found 3 amp fuse popped. Replaced and tested ac and heat pump. System is operating normally now. No issues to report
Arrived at suctomers home for a main line clog. Advised customer the mainline would need to be cabled and camera would need to be sent down to insure the pipe is in good condition and nothing is wrong. After sending the drain machine down line multiple times the cable kept getting bound up around 27 feet. Also camera could not see down pipe as the line was compromised by water. Advised customer that the line would need to need to be jetted out as the line feels like there is a clog but not guaranteed. Took deposit on water Jetter. Customer currently has temporary services for sewer.
Found oil line restriction after oil delivery. Cleared oil line restriction, checked oil filter, bled line and checked operation of heat and hot water.
Found boiler not energizing. Leak from domestic hot water pipe caused electrical fault in aquastat control. Repaired leak, replaced aquastat and completed annual maintenance on oil boiler. Please mail customer copy of invoice. No email.
Completed annual maintenance on 50 year gas furnace. Found,several safety concerns. Front faceplate is cracked as well as cover separating heat exchanger cells. Also where pilot is located, heat exchanger is heavily burnt. Due to age, condition and safety. Recommended to replace furnace. Need to schedule appointment for replacement estimate.
Cleaned and serviced oil boiler, replaced the filter, strainer and nozzle. Took combustion test and tested system. No issues to report.
Arrived customer home found shower handle broken. Replaced single handle shower handle.
