C/S Oil. Replaced filter strainer nozzle. Took combustion test. System is under a year old. Spoke with dj, replaced 16x25x4 filter for $40, will bill customer for filter. System running normally.
Arrived at customer home to install new elongated toilet. Also maintenance had the water shutoff to replace the shower cartridge. Removed old toilet from sight and install new. Tested and checked all connections for leaks. All is good at this time. Allow 24hours for caulk in to set underneath toilet as the floor was very unleveled. Shimmed toilet and caulked.
Cleaned and serviced one gas furnace with MA. Cleaned flame sensor, inspected igniter, inspected heat exchanger, took and adjusted gas pressure which was a little high, took amp readings of inducer motor and blower motor which were normal. Customer had a few questions regarding a lot of dust in home left customer with estimate for duct cleaning and UV light for better air quality, also downstairs zone thermostat may have internal issue with not reading right temperature sometimes it works sometimes it doesnâ€™t may have to replace observer thermostat. Took combustion readings and everything looks normal. System operational and working
Cleaned and serviced gas furnace. Inspected heat exchanger. Cleaned flame sensor. Inspected wiring, capacitor, and amp readings. Replaced air filter. Checked blower wheel and duct cleanliness. Performed combustion and efficiency test. Tested unit. System operational.
Found oil burner motor coupling stripped out that we replaced when burner motor installed had wrong end fittings on it. Replaced coupling and tested system. No more noise and system operational
Cleaned and serviced one gas boiler. Pulled burners and cleaned, vacuumed burners and around boiler. Tested thermocouple which was fine, tested gas pressure which was normal, boiler pressure at 15, boiler cut off at set temperature and all three zones plus hot water heater zone opened and closed. Performed combustion and efficiency test which everything was normal. System operational and working.
Found primary control tripped upon arrival, customer did get oil delivery yesterday but they bled the lines themselves. Found air band clogged with lint cleaned air band, also nozzle not spraying correctly. Replaced nozzle that we replaced a few months ago. Noticed oil pump seal slightly damp in the future customer may want to replace oil pump before it fails. Tested system and cycled a few times. System operational.
Customer had run out of oil yesterday, system had air in line. Bled oil line and system fired up, checked to make sure blower came on, supply vents were at 117. Also found kitchen zone had a thermostat not making good contact had to jiggle it for furnace to come on. Replaced kitchen zone thermostat and tested. System operational and working. Mail invoice to customer.

Installed purge valve on domestic side on Navien system and completed calci flush, wrong parts were ordered for system, (Flow Sensor, and water inlet filter) need to order correct parts and return to install. System operational. As per DJ remaining balance will be charged upon completion of entire job.
CLeaned and serviced one oil boiler with MA. Vacuumed combustion chamber, changed filter nozzle and strainer, tested two heating zones and water heater zone. Brought a couple things to customers attention boilers pressure gauge not working, had to tested pressure manually which was at 20, also made customer aware of expansion tank and air vent due to boiler pressure. And when I was vacuuming combustion chamber noticed a big spot or rust build and and flaking told customer to keep eye on that side of the boiler may be block starting to weaken. Performed combustion and efficiency test which everything looked normal. System operational and working.

Arrived at customers home for a call back sue to the bathtub drain we cleanout with pistol snake in the past. Re dean pistol snake and got drain to flow much better.
Arrived and found zone valve closed with call for heating. Removed wires from the zone valve, left it in the open position and wired the thermostat straight to the boiler. Tested system after. Heat is working on the first floor.
Found condensate pump inoperable upon arrival. Replaced condensate pump and tested operation.
Completed annual clean and service of one gas boiler. Found boiler had zero pressure upon arrival. Found backflow preventer heavily corroded and clogged. Also found circulator pump for basement burnt out. Fins on motor were damaged. Tested antifreeze levels and found levels very low. Made all necessary repairs and tested operation several times. No further issues to report at this time of service.
Arrived at customers home for water quality test. Found 15+ year old unit. Recommend replacement. Brine tank full of water unit is not regenratoring correctly and media is weak. Gave customer estimate to replace the unit.
Remove the existing dryer vent at the wall. Connect a new, metal dryer vent from the dryer through the Sheetrock wall into the garage, elbow up to the ceiling, and elbow across to the exterior of the garage as discussed.
Arrived and found zone valve not open with the thermostat calling. Found a loose wire and once it was connected the zone valve opened and the system turned on. Made sure all radiators were getting hot. No other issues.
Arrived at customers home to inspect leaking toilet. Immediately noticed that it was the toilet shutoff valve . Turned off the water to the whole house and replaced the valve. Turned on water and checked for leaks which there wasnt
Replaced gasket on heating coil, air vent that was leaking and bad thermostat on 1st Floor, purged, water lines, checked for leaks, tested, system operational. Replaced expansion tank, starting to get full, and also tank is not expanding and contracting pressure in boiler properly, tridicator gauge not reading accurate boiler pressure as well.
Meet with manufacturer rep. and manufacturer tech. Recommended to replace general boiler pump, install magnetic dirt filter, replace thermostat in back bonus room and disconnect second floor bathroom baseboard and pipe in first floor front of house baseboard as itâ€™s own zone and install thermostat. Need to follow up with customer with estimate.
Found reset on aquastat primary tripped. Reset and boiler fired up. Let system reach temperature. All pipes are hot and apartments have hot water. Tested system multiple times and unit fired up each time. Customer needs a comfort advisor to give pricing to replace boiler, boiler is over 30 years old and all parts are in bad shape. C/S Oil and Gas. Checked heat exchanger, temp rise, inducer, blower, condensate pump, filter strainer nozzle, checked all burner components. Customer purchased his own Merv filter for gas furnace. Both systems operating. Please mail copy of invoice.
