Installed new secondary drain pan and hooked up all drainage hoses. Installed new high limit sensor. Had to fix two inch exhaust piping after we lifted unit it was pitched the wrong way, fixed piping and took water out of pipe. Tested system supply vents got up to 130 degrees. System is pretty big for type of duct work, customer may have to increase duct size in future or add temperature sensor in duct work. System operational and working.

Water leaking from general circulator pump at flange, tightened the bolts no more leak, water leak burnt out fan motor inside boiler, replaced, tested, system operational, before operating system had to use heat gun to dry all electrical components in boiler.

Call back, found fan center relay making clicking noise once or twice upon a trial of turning off and on boiler at thermostat 10 times, system is operational, recommend to have part replaced, customer declined and stated they will keep an eye on it.

Found unit shooting off an error code of E02, which stated system had five failed attempts to ignite, checked gas valve, gas pressure, all electrical connections, ignitor, found no issues to report, system operational.

Completed annual clean and service of one gas fired furnace.

Arrived and found leak coming from the attic through a cabinet in the kitchen. Went outside to find the condenser frozen, also the line set frozen. The customer had a t4 pro thermostat on the system now, another friend installed in case the thermostat was bad. I removed the t4 pro and put the t6 pro folkes installed on. Found some settings in the thermostat not set correctly, the was also no cooling mode for it. Went through and reset the thermostat. Tested the heat and A/C, it is working. Could not see any shorts in the wiring that would cause the A/C to come on. The customer is going to leave the breaker for the condenser off in case the tenant leaves for a couple days and something happens again. Need to email invoice

Customer was wondering downstairs air flow insufficient felt air flow at vents, system does not have any dampers on collars but found air filter clogged. Customer will get new air filters. On second floor unit system cutting out on high limit, also found unit not condensating properly due to way system is piped for condensation. Fixed piping and so it would condensate. Upstairs unit also has no fresh air pipe connected to unit and attic has spray foam insulation which may be causing issue as well. Will need to order high limit sensor. Customer has heat downstairs and upstairs is pretty warm due to first floor heat rising.

Found thermostat with no display in sanctuary. Replaced thermostat and steam boiler fired up. Watched and tested system everything operational. Pipes very cold will take awhile to heat up no one has been in the church since covid.

C/S Oil. Filter strainer and nozzle. Vacuumed unit. Checked blower, capacitor, igniter, electrodes, and Primary. Vacuumed off washable filter. System is very dusty and full of lint, highly recommend duct cleaning/ blower wheel cleaning, customer does not wish to do either right now, emailed pricing for both duct and blower cleanings, cleanings need to be done. System is operating.

Arrived and found one zone air bound due to the water feeder being stuck. Freed it and it filled the zone, found the two air vents leaking and the expansion tank bladder bad. Replaced all 3 and purged the system. No other issues to report.

Arrived and customer stated the heat came on in the last hour and went from 59-64. Checked system over and could not find an issue. She will call if it happens again.

Installed 20ft of 1†gas line. Pressure tested for 1 hour at 30 psi. Installed Tee where current gas line enters house. Customer wants to be able to extend gas line in the future for a generator.

Found circulator pump not running upon arrival. Boiler temp. At 180 and both zones calling for heat. Pressed on circulator relay and pump turned on. Tightened all high voltage connections for fan center relay and tested pump multiple times. If problem persists recommended to replace fan center relay.

Found system to have a two flash code for pressure switch did not open, first removed trap and cleaned not clogged, pulled exhaust tube to make sure water did not enter inducer fan, cleared all hoses to make sure no blockage. Found pressure switch stuck open put small vacuum to pressure to close it and system fired. Cycled system. System fired every time. Also fixed exhaust tube never glued to rest of PVC causing water leak inside unit.

Cleaned and serviced two gas boilers with MA. The first boiler in apt 210 cleaned burners and around boiler, took gas pressure readings which everything looked good, did notice corrosion on air vents gave customer estimate, when doing a combustion test noticed that the ppm were greater than 500, explained to customer I had to shut unit down do no burning efficiently anymore customer is going to need estimate for residential replacement for that boiler. At the second boiler in apt 212 pulled burners and cleaned them and around boiler, took gas pressure readings, noticed boiler pressure at about 20 which expansion tank is n it’s way out gave customer estimate to replace expansion tank and two air vents on this system as well, this boiler burning efficiently. Tested zones and everything operational. Customer renewed maintenance agreement for two gas systems.
