System overcharged, causing high pressure switch to shut down system at condenser, removed some refrigerant, tested AC and Heat pump, system operational.
Chimney not properly sealed by exhaust line for boiler, co2 detector right by chimney, needs to be sealed and evaluated, gave customer phone # to Frank tri county chimney.
Cleaned and serviced gas boiler with MA, cleaned and serviced oil furnace with MA.
Customer stated the heat pump was not working. Upon arrival he stated he had reset the air handler earlier in the morning and it started to work, system was operating before I came. I did not see any error codes on the system. Customer said he would leave it alone if it stops working again so we can diagnose the issue.
Installed ac/heat pump system, 8 supply vents, central return in hallway, 20x20 media filter, linsets and pvc pipe for condensate, Honeywell 9000 thermostat. Have to comeback after electrical work done. Started a/c, bad thermostat. Need to co,e back to replace. Honeywell 9000 thermostat. Started ac/ heat, replaced thermostat, with Honeywell 8000 wired outdoor sensor.
Found evaporator coil pan filled with water, cleared drain and water was removed from pan into condensate pump. Recommended replacing pump, motor was making loud noise when removing water from pump. System is currently operating.
Found downstairs thermostat on a program, also explained to customer the functionality of the supply air temperature sensor, because customer likes house very cold. Tested system just to make sure everything operating properly.
1 gas & 1 A/C renew
Completed replacement of Mitsubishi power board. Started system and checked operation. Cycled system and checked running pressures and temperatures. Returning part for warranty.
Performed AC tune up on seven indoor mini split units, and two mini split condensers. Cleaned all air filters, cleaned inside coils, took temperature readings of supply and return air and each one had a 18 degree temperature difference, the front office, living room, dining room and first floor bedroom blower wheels are dirty spoke with customer about having them cleaning and installing UV lights for better air quality. Right side of the house condenser pressures were normal when all three units running and when each system turned on individually. Left side of house condenser pressures were normal when all four units running and when units are turned on individually. Condenser coils in good shape not very dirty. All systems are operational and working at this time.
Completed annual ac tune up on two systems. Cleared drain and trap lines. Found first floor leaking upon arrival. Drain was clogged. Cleared drain and tested operation. Recommend to replace condensate pump due to sentiment build up. Also found 2nd floor system low on r-22. Customer will wait it out to see how it works. Replaced both customer supplied filters. Recommend to replace both units as per r22 phase out. No further issues to report.
Completed installation of supply air temperature sensor. Checked system operation. Also leveled outdoor condenser. Rechecked system running pressures 119/243psi, sub cooling 7. Cleared fault codes in condenser. Customer gave $300 off coupon to give to office.
Condenser locking out on low pressure trips intermittently. Checked system running pressures, temperatures and zoning. Spoke to rep. Recommended to change system to 2 stage system. Need to return with zoning panel and supply air sensor.

No AC due to condenser not turning on, found bad power board, need to order and replace part under warranty.
Found water in the pan from the fitting on the humidifier, very small amount, the blower ran inside but outside the condenser had an error code (L1) for low pressure switch fault. Restarted unit and checked pressures. 129.8 low side 261.4 high side. I had a 10.1-11.3 sub cooling. System is operating properly. Not low on charge.
Installed ac Amana system with aqua coil. Flushed Lineset.
Found restricted condensation drain line. Cleared drain and checked drainage with water.
Installed 30k Mitsubishi heat pump condenser with 12k wall mounted indoor unit In living room and 15k wall mounted unit in bedroom.new linesets, drain lines and communication wiring. New line voltage wiring whip and disconnect.
Completed annual maintenance on two ac systems. Both systems 25 years old. Recommended replacement soon due to age and obsolete refrigerant.
Found when boiler is making hot water. Hot water is being sent to hydrocoil on second floor system. Circulator was replaced by oil company recently. Itâ€™s needs to be replaced with circulator with internal flow check to prevent hot water migration through coil.
Checked system running pressures as courtesy. Found system to be low on charge. System was just recharged by another company recently. Recommended leak search and quoted. Customer needs a day to decide if wants to repair or replace.
Found leaking pressure reducing valve. Replaced valve and checked for leaks. Also found thermostat for indirect storage tank causing tank to overheat. May have been causing tank relief valve to leak. Not leaking at this time. Customer maybe replacing indirect with tankless water heater soon. Recommended annual maintenance.
Customer stated last night went upstairs last night to turn AC on and heat also came on. I couldnâ€™t get system to recreate system cycled a few times and boiler didnâ€™t come on. Did look at aqua stat and noticed two thermostat wires touching so reset wires to not touching. May have to do a process of elimination until system does it again if it does do it again.
Performed annual maintenance on two systems. Changed both return filters 18x20x1. Replaced first floor air handler capacitor, cleared all condensate drains, cleaned both inside coils. At condensers tested pressures which were normal, both turbo capacitor tested in range, contactors in good condition. Both systems operational and working.
