As in the past the service crew were excellent "spokesmen" for the company. They called ahead. Were ontime, Efficiently ran diagnosics and took the time and patience to answer questions and explain what they were doing. They gave recommendations to make the system operate better and gave options on making improvements. I ultimately went ahead with an electronic UV system to kill mold spores, and am considering the electronic air cleaner option.

Completed replacement of evaporator coil. Pressure tested, evacuated and recharged system system to manufacturers specifications. Cycled system and checked operation. Tested drains with water and checked running pressures and temperatures. Returning coil for warranty.

Completed annual maintenance on ac system. Found biological growth in air handler. Installed UV biocide light. Also recommended electronic air cleaner due to amount of dust buildup found initially on evaporator coil. Yard sign.

System empty of refrigerant. System has negative pressures. Will have to return during the day to perform leak search of system and to figure out where leak is coming from.

. There is a boiler for the building that supplies domestic hot water to all units and heat to hydro coils. Found zone valve for hydro coil stuck in open position which would cause coil to get heat when boiler is heating storage tanks for apartments. Forced zone valve closed. Solder joint by zone valve also leaking. Building management needs to repair because boilers need to be shut down for repairs.

Found ac system not turning on. Neither the air handler or condenser. Jumped RGY wires at thermostat and everything then turned on. Found that the thermostat was bad. Replaced thermostat. Took temperatures and pressures. Found system low on 410a. Delta t was at 8 degrees. Spoke with Kurt. Gave him all of my readings and findings. Kurt determined that the system was low on 410a. He suggested a recharge. Recharged unit. Rechecked temperatures and pressures. Delta t is now at 21 degrees. No further issues to report. Filter was replaced yesterday by son. I cleaned both coils.

Zone damper motors taped open, motors need to be replaced along side with dampers and ewc panel, charged 5lbs 4 ounces of r-407c Freon, found leak at Evaporator Coil (r-22) recommend residential replacement.

Need to return with r-407c Freon, and price out procedure on adding Freon and doing a proper leak check on system. Factory charge is 1 lb 0 ounces.

Performed annual maintenance on air conditioning system. Changed air filter for customer. Check over duct system. Informed customer had some mold spores starting to form inside unit. Gave some recommendations for electronic air filter and UV light. System operational at this time.

Arrived and found the boiler pressure at 5psi, tried to fill the boiler and the water feeder freed up and filled to the correct pressure. Once it started to fill the air vent started to leak. The water feeder was working but it will get stuck again. We are replacing the water feeder and air vent so this issue will not reoccur.

Found float switch for second floor heat pump had gotten knocked over. Reset system and checked heat pump. Also main water shutoff to boiler in off position. Placed valve tag for water feeder. Turner water back on and had to bleed a couple of the second floor radiators. Reset service control on steam humidifier.
