Ac tune up. Checked pressures, contactor, capacitor, blower motor, coil, drain line. Took temperatures. System is running normally. Went over residential replacement with customer, r22 system around 20 years old, customer just replaced 2 units through us at another location and would like to hold off on replacement at this location.

Found boiler pressure exceeding 40psi when system is running causing relief valve to open. Over pressurizing caused by failed expansion tank. Replaced expansion, relief valve, filled and purged boiler. Checked system operation. Running pressures and temperatures are normal.

Went over boiler settings again with manufacturer. Co2 11.8%, co 47ppm, o2 4.9%, pump pressure 140, smoke 0, draft in flue -.1. Manufacturer seems to believe that boiler is oversized for application causing burner short cycling so not enough heat to create proper draft within passages in boiler. Recommended system replacement.

Cleaned and serviced oil boiler. Brushed and vacuumed heat exchanger. Checked 3 circulater pumps, expansion tank, water feeder, and relief valve. Replaced oil filter, pump strainer, and burner nozzle. Performed combustion and efficiency, and smoke test. Tested unit. System operational.

Found boiler plugged with soot. Performed heavy cleaning on boiler. Took combustion, efficiency, smoke and oil pump pressure tests. All readings are normal. Recommended system replacement due to age and history of sooting. Need to follow up with replacement estimate.

Completed annual clean and service of one oil fired furnace. Replaced filter strainer and nozzle. Performed combustion analysis and smoke test. Checked all components. Found crack in combustion chamber. It’s hard to tell if crack is all the way through with no access to back end of furnace. Furnace is almost 30 years old and customer wants estimate for replacement.

C/S Gas. Cleaned burners, checked ,inducer, capacitor, boiler control, all 3 switching relays, circulators. Found pressure of boiler at 28 at arrival, found bad expansion tank. Recommended replacing air vent and expansion tank. Upon attempting to remove expansion tank, tank snapped from screw on fitting, fitting stuck in air scoop and will not come out, attempted with torch, pipe wrench. Also had to replace air scoop after multiple attempts to remove fitting from bottom of air scoop. Tested system after repairs and system operating normally.

Found system locked out. Could not find error code in manufacturers database. Reset system and checked refrigerant pressures, filters, and temperatures. System operating normally at this time. Customer had lost power which may have caused communication error. If problem persists will need to return and call manufacturer.

Arrived at customers home for a estimate on a new hot water heater. Found the a 80 gallon electric. Advised customer they are no longer being made. Customer asked about pairing two 50s together which would work but additional electrical line would need to be run from panel. Found multiple heating zones an hot water zone calling for heat. Found electrical fault in zoning control panel. Was able to move around relays n panel to get heat and hot water working intermittently. Need to return replace 6 zone circulator relay with priority control.

Found oil burner locked out on primary control. Motor not spinning. Found mouse caught in squirrel cage. Removed and started burner and checked operation. Customer renewed maintenance agreement. Need to call and schedule maintenance. Recommended to replace air vent and pressure relief valve.

Completed annual maintenance on oil boiler and tested system operation. Also looked into why heat pump locks out on high pressure switch every winter. Found refrigerant pressures exceeding 600Psi after 30 seconds. Recommended to replace out TXV. Need to follow up with pricing on TXV and ERV installation.
